5 grandchildren inherited a 7-acre tract of land that had been landlocked their entire life, as far as they knew. The county road was barricaded 500 feet from the tract. A neighbor had fenced around it to enclose their livestock. A drainage ditch ran across where a vehicle may be able to access the land. 10 years after the death of their parents, the family decided to sell the land but was turned down by everyone except the livestock working neighbor who fenced around the land and offered to accept the land for free. ARP was referred in by a local attorney. ARP performed a 100- year title search on each adjoining parcel, then searched for easements by those 63 names who had been in title to all adjoining tracts over the trailing 100 years. A valid easement was discovered, and ARP was able to solve the puzzle, spending the next month constructing a new county specification-based road to provide ingress and egress to the land. The land locked inheritance was unlocked.
